Doha accounted for the highest value at QR763.84mn, approximately CZK4.34bn. Al Rayyan followed with QR461.43mn, about CZK2.62bn, and Al Daayen recorded QR230.30mn, close to CZK1.31bn. Together, these three municipalities represented the main financial share of the market during July.
Al Wakrah reported transactions worth QR171.14mn, approximately CZK972mn, while Umm Salal reached QR126.14mn, about CZK716mn. Smaller totals were registered in Al Khor and Al Dhakhira, Al Shamal and Al Shahaniya. Rankings by transaction value differ from rankings based on the number or total area of properties sold.
Al Rayyan led by sold area with a 27 percent share, followed by Doha at 24 percent and Al Wakrah at 17 percent. By number of deals, Doha ranked first with 28 percent, Al Rayyan held 20 percent and Al Daayen 18 percent. A single high-value sale can therefore move a municipality sharply up the financial ranking.
Average prices per square foot in Doha ranged from QR447 to QR929, approximately CZK2,539 to CZK5,275. In Al Wakrah, the range was QR243 to QR486, around CZK1,380 to CZK2,760. These intervals cover different districts and property types and should not be treated as a valuation of any particular home, plot or commercial unit.
Mortgages formed a separate and much larger financial segment. In July, 212 mortgage transactions were registered with a combined value of QR4.97bn, approximately CZK28.20bn. Al Rayyan recorded the largest number of mortgages, while Doha held the highest aggregate value, showing again that transaction count and value describe different aspects of activity.
Apartment and residential-unit sales totalled 114 transactions worth QR197.76mn, approximately CZK1.12bn. The overall figures indicate an active market, but they do not by themselves prove broad price growth. A reliable trend assessment requires comparisons of similar property types, locations, unit prices and several consecutive reporting periods.
